The phrase "Income Property" covers a wide variety of property types - ranging from a single family home to duplexes and triplexes to very large apartment complexes. Even commercial property can fall into this category.
When buying real estate for investment rather than housing yourself, your focus must shift. Investors look to the desireability of the property in terms of what the purchase will do for them financially - cash flow, appreciation and internal rate of return. Location is always a factor but now it relates to who will be a tenant. Is it near a college? A large company? What can the neighborhood support in rent?
Maintenance must be a consideration. Are these requirements low, so the property can stay in good condition and retain its value? Who will pay perform the maintenance? How expensive will it be?
